Because the Sibun River is due south and because there is a small creek known as Sibun Creek couple of miles north, the water coloration is grey because of the Silt coming out from the river and creek. However, right in front of these properties there is a sand bar that on low tide about 100 feet of sandy bottom is exposed. One must build a pier extending at least 100 feet out of the property in order to get water deeper than 3 feet.
There is no road access nor easements so therefore; these lots are located off the grid and distant to the noise pollution of city life. However, it is close enough to and from Old Belize Marina so you can get on a vehicle and go shopping in Belize City! One can dock a boat at the Old Belize Marina as it operates as a commercial marina. The views at night are amazing, the lights of Belize City and the Belize Port and not to mention a sky full of stars!
These lots can be developed into nice residential properties and being so near to the Old Belize Marina makes it attractive for boat lovers in general. One can also open a day tourism operation to cater for the day tourism from the cruise ship. There is still talk to negotiate for new cruise ship terminal off State Bank so this area will definitely be an asset to invest in.
