Undoubtedly, this beautiful new hotel is one of the premier hotels in Caye Caulker and is uniquely designed to the seller’s imagination. Indeed, this hotel has raised the bar for all hotels in the area and is becoming one of the most coveted hotels in the little island of Caye Caulker, “La Isla Carinosa”!

From the moment one docks on the 100 foot pier extending from the shores of the restaurant and bar, one can appreciate the elegance and the tropical ambiance of this magical place. Just a few feet walking distance from the docking area, one can enter into a 50×50 wooden building, not just a building, but a unique and cozy bar and restaurant.

The bar and restaurant is tropically decorated and accented with local hardwood such as cabbage bark and other specie of local hardwood. Several French windows surrounding the building allow one to enjoy the Caribbean Breeze and the scenic views. The fine white beach sand floor invites one to walk around barefoot. One can enjoy dinner barefoot in the restaurant, or can climb a few steps up onto the roof deck overlooking the Great Caribbean Sea and the waves breaking on the Great Barrier Reef less than 1 mile away. Each table on the roof is shaded from the sun by umbrellas, so guests can sit comfortably whilst dining. The restaurant is open all day and offers a variety of good Belizean cuisine; there is also a grill area for those who want to be fully serviced! The bar and restaurant can easily sit fifty guests.

The modern, spacious kitchen is furnished with stainless steel appliances and equipment. Restroom facilities are comfortable and hygienic. There is an adequate storage room, and of course the reception-office area is fully air conditioned and tiled. The office is equipped with fax, phone, computer, printer, and credit card machine; it is a fully operational office which also takes care of the hotel needs.

Just across the street from the bar are two main buildings. The back building which is has a beach view is three stories high and is the home of 7 identical rooms. All the rooms have air conditioning, cable television, hot and cold water, 2 double beds and are rented at $75.00US per night. All the rooms have full sized bathrooms with tub, are fully tiled and have great view to the Caribbean Sea. The roof of this building is concrete; a fourth floor can be added to the structure if required. There is an apartment on the ground floor consisting of one bedroom, 1 full size bathroom, small kitchenette with stainless steel kitchen, and dining area and of course a nice verandah to hang a hammock. The second floor verandah is made of local cabbage bark hardwood.

The main front building is beach front. Each room is named after Cayes in Belize. The building is three stories and has spacious balconies and interconnecting cabbage bark hardwood verandahs that seem to float in the air, hence making this property so unique and so attractive. This building consists of 6 rooms, three of which have 3 king-size beds for the honeymooners, and the other three have two double queens. They all have a small refrigerator and full sized bathroom. Each room is rented at $125.00US per night.

In the courtyard, which is situated between the two buildings, there is a smaller building which houses the laundry room; the roof of this building is also concrete and like the back building can have two more floors added to it. There is also enough space in this Courtyard section to accommodate another 3 storey building. Presently, the hotel consists of 13 rooms and an apartment (owner’s apartment) but one can build an additional 6 rooms for a total of 19 rooms. Three golf carts are included in the package, as well as everything that is on the property except a few personal items. There are no boats.

This hotel was opened during Easter of 2004, and had a very good season from May to September. The new season starts November 15th, 2004. It is projected that at the going price, the investment would be returned within a 5 year period or under. One must consider it is not what the hotel is making, but what you can do to make it better!

The packages that are being offered are: island tours, snorkeling, diving, jungle tours on your own wave runner accompanied by your tour guide, arranging weddings or any functions requested.

The building is fully concrete with hardwood finishing, almost Mediterranean style and ambiance, well done! There are 3 different electrical meters for the property in order to monitor the system more efficiently. Plumbing is on the outside as it is easier to service, and will not disrupt the usage of any of the rooms. The property is self sufficient; it has two water pumps, which pump water from a well as there is no public supply. The two main buildings have gutters that lead to water cisterns to collect rain water, and of course bottled water is shipped in.

Caye Caulker is a growing beach front community, boasting of pristine natural beaches and Barrier Reef, and is becoming rapidly a preferred tourist destination; perhaps it is now what San Pedro, Ambergris Caye used to be some 25 years ago! There are daily boat ferries from San Pedro, Ambergris Caye and from Belize City. There is an airstrip that is presently being rehabilitated, and is scheduled to be reopened shortly. Caye Chapel with its multi-million golf course is just 10 minutes away from the property!
