A lagoon front residential lot in a Master Planned community known as Progresso Heights which is 1 mile north of Progresso Village.  An ideal lot to build your retirement home or your new place to call your home! The development is gated with a coded entry gate, it has restrictive covenants and zoning to protect your investment.

This is nice lot situated in the northern part of the development and is one of the few lots that is larger than most bearing 11,168.71 square feet with 60 feet of beautiful Cocos Lagoon Frontage!

The property sits alongside a nice ridge which would make a beautiful home site that would be some 10 feet above lagoon level.  The ridge slopes down to the south and the owner has selectively cleared the lot.  Another option is to bulldoze and level the small ridge and create a high and dry levelled lot.  The frontage on the lagoon is very nice with views to the different shade of Cocos Lagoon. The entire subdivision has electricity and potable water but one can drill for an artesian well for fresh water or collect rain water in large vats collected from the rain and use as back up or for landscaping irrigation.

Cocos Lagoon is basically the same body of water (brackish) as the Progresso Lagoon but the waters in the area range from 4 to 5 feet in depth.  Cocos Lagoon connect to a channel that leads to Laguna Seca or Copper Bank Lagoon which then exits into the Corozal Bay/Caribbean Sea.  Boats can access these lagoons and channels but must have a knowledge of the low and high areas of the lagoons.  Small skiffs or small draft boats under 25 feet can navigate through the lagoons and channels.

Progresso Heights can be accessed from either Corozal Town or Orange District.  Progresso Village is about 1 mile from the property which has couple of small groceries stores but for larger groceries one can go to Orange Walk Town which is about 20 miles from the development.  The other is to access Corozal Town which would be some 18 miles from the development but a delay may be encountered at the New River Ferry crossing.   The New River Ferry is basically a 40 foot barge that manually transport vehicular traffic and pedestrian to the other side of the river.  At times the waiting can take a bit long but can have a nice experience especially with the “refreshment shop” at the river banks.

The main road accessing these areas are all weather white marl roads which have been in planning for paving for few years by the Government of Belize and the European Union.  Due to various restrictions and strenuous monitoring of the construction by the EU Fund the paving has been halted twice. However, the plans are still there to pave the road.

Upon paving of the road the entire region will explode into a real estate frenzy as the area has natural beauty and lower cost of living as compared to other areas.
