About the 20 Acre property

The property consists of 2-properties under one title.  The first property along the Belize River is 0.692 acres irregular in shape and has over 300 feet on the Belize River.  Additionally, the property goes from the Belize River to a legal road-easement with approximately 300 feet of frontage (road not built). 

Across the easement-road the remainder of the property consisting of 19.308 acres is located.  In essence the 20 acre is divided by a road easement that is not built yet. 

There is approximately some 5 acres from river to a physical road built to the area (to be designated as road easement) that has been cleared and developed over many years.  There are 2 seasonal ponds with Coconut Palms around the ponds giving an essence of its true tropical luscious terrain.  However, the ponds are not sealed and during the summer days it gets dry waiting for the rainy season to fill them back up to maximum capacity.  To note, the owner estimates that over 100 Coconut Palms are planted on the property. 

The remainder of the property is approximately 15 acres has been left in its natural state (second growth) but can observe Cohune Palms and tall trees. 

Also, to note, along the riverbanks are between 10-15 feet above river level and has been maintained over the years and it showcases the beauty of the Belize River especially during the dry season (January-June).  Furthermore, there are a few big trees left untouched for shade on those hot summer days.

Undoubtedly, the land is very fertile and there are surrounding small farms and cattle ranches in the general area. 

The property is accessed by a shared driveway between the neighbour and the property owner and have a common slide gate at the entrance and barbwire fencing in the developed portion of the property.  Furthermore, a culvert at the entrance of the property provide access into the property from the existing road.

Additionally, the driveway extends from the main road accessing the area to the caretaker’s house close to the Belize River.  Overall, the property has been secured as best as possible with private access and security measures.

The Caretaker’s House

A small 18×20 rustic wooden structure sitting 200 feet off the riverbanks serves as a Caretaker’s quarters.  Additionally, there is an outhouse that was designed by an engineer to be a composting toilet whereby wood shavings are added and collected periodically.  Furthermore, there are tubes/PVC Pipes incorporated in the structure as breathers to minimize Odor (Example of the outhouse can be provided upon request).

The riverbanks

During unusual rainy season the river will raise but to the owner cannot recall any major flooding but just the rise of the river along the banks.  Importantly, the river has not flooded the land according to reports.

However, as it is normal along any coastal areas or properties along rivers, the probability of some flooding can take place during abnormal weather conditions. In some instances when the weather is abnormal and causes the river to rise, further downstream may flood and may cause some roads impassable for a short period of time. 

Location of the 20 Acres

The 20 acres is located between Isabella Bank and Flower’s Bank which is approximately 5 miles from Bermudian Landing at the heart of the Baboon Sanctuary Corridor in the Belize District.  To note, out of the 5 miles from Bermudian Landing 4 miles are all-weather dirt road.  When approaching the property, the “unofficial road” becomes narrower.  Additionally, during rainy season there are some parts of the road that may require some attention but can be accessed by a 4×4. 

One will drive-by Isabella Bank Village and pass along houses and small farms all along the way to the property. 

The International Airport is only 20 miles away or some 30-40 minutes away by road. 

Potential Usage of Property

Currently the property is being used as a private family estate, but it can easily be planted with various plants for potential commercial purposes.  Furthermore, additional coconuts can be planted to make the property a coconut farm. 

Undoubtedly, since the property is on the Belize River the property can easily be converted as a tourist destination.  A small Eco-Lodge can be developed with proximity to Baboon Sanctuary, near connection to New River Lagoon tours to Lamanai Ruin or any other Mayan Ruin destination in the area. 

Upon sealing the ponds properly and capturing the water permanently will create an ecosystem on the property and can build cabanas not only on the riverside but along the ponds. 

Electricity & Water

Electricity is approximately 1 mile from the property.  Water is usually collected in rainwater cisterns and purified.  Furthermore, an artesian well can be built to suit one’s needs. 

Road Access (Important)

The road easement near the river that divides the property is not built yet to the area.  However, the existing physical road that provides access to the area is to be declared a legal road easement.
