The 115.97 acres consists of 3 parcels of land.  The first and second parcel of land consisting of 39 acres and 22.57 acres that are adjoining.  Additionally, these two parcels have 2 road easement frontages.  However, the 39 acres is the only parcel out of the two that have over 200 feet along the Belize River.  

The third and final parcel consists of a 54.4-acre peninsula with over 4,000 feet of Belize River frontage.  To note, the only access to this parcel of land is by way of the 66-foot reserve along the Belize Riverbanks. Additionally, the reserve connects to the road easement which the 39 acres has frontage on. 

Elevation and Topography

According to Google Earth these parcels of land have a fluctuating elevation between 50 feet above sea-level to 75 feet above-sea level.  Additionally, the Belize Riverbanks range from 10-15+ feet above river level. 

The area is relatively flat with some slopping undulation and may have some areas that may retain water during any normal rainy season. However, building drainage or ponds may mitigate any water settlement issues.   Additionally, creating additional water feature on the property may increase value of the property.

Vegetation

The vegetation in these parcels of land is second growth jungle and may find a few mature trees throughout the property.  Also, in the general area there are many tall Cohune Palms. 

The area is conducive for farming and cattle ranching. 

Location of the 21 Acres

The location is key where these parcels sit less than 1 mile on average from the main paved Bermudian Landing Road which connects the area to Burrell Boom Village and the Philip Goldson Highway. 

Bermudian Landing is approximately some 3+ miles from the property and the area is the home of the Howler Monkeys in Belize District. 

The International Airport is located approximately under 20 miles from the property making the area very accessible and ideal for any tourism development.
