Lot 7 is situated along the Caribbean Sea approximately 8-9 miles south of Belize City by boat south of the Sibun Canal and north of the Sibun River.
All the lots have very nice beach front but must be landscaped and developed as it is virgin. There are many coconut palms along the beach and nice ridge to the back. Virtually the properties has no mangroves on the coastline but are unable to say whether there is any mangrove inland on each property. We inspected the property about 100-150 feet inland from the coast and it was nice and high dry ridge.
The day we visited the property it was low tide, which exposed the nice sandy bottom as seen on the pictures. However, on high tide the sand is not visible but only along the water mark on the beach. The entire frontage on the property has nice solid beach. There is a potential need to reclaim some beachfront as probable some erosion has taken place. However, there is plenty of sand available to be dredged manually or with a dredge to build the beach higher or reclaim what is needed. A pier must be build approximately 150 feet offshore in order to get at least 3-4 feet for docking area. One can also dig a channel that can access a boat to get closer to shore and use the sand to fill or landscape.
The property is only accessible by boat only and one can access the property by two routes. The property is approximately 8-9 miles from Belize City by boat by sea which would take approximately 15-20 minutes by boat to Belize City. The closest location for road access is at the new Marina at Old Belize situated at mile 6 along the Western Highway, which would take about 5-8 minutes boat ride from the property. One can also view the Cruise Line anchored about 3-4 miles off the coast of Belize City from the property. One can also access the property from the Haulover Creek, onto the Burdon Canal, onto Jones Lagoon and onto Sibun River exiting at the mouth and about 2,000 feet north of the Sibun River Mouth-well that is where Playa Escondida is. The ride will take about 20-25 minutes from the property.
very interesting point to this area that it is only situated about 4-5 miles from the New Proposed Carnival Cruise Line Terminal which is being negotiated with the government. One can use this property for either residential, resort for cruise ship oriented business as this property boast of genuine and natural golden beach. It is the closest natural beach to Belize City! Also, it is just about 6-7 miles to the Port Authority of Belize. One can go to San Pedro, Caye Caulker and other Islands and the Great Barrier Reef from the property. Excellent Fishing is in Sibun River and surrounding areas!
There are no utilities or infrastructure on the property. For Electricity one can have a diesel generator, solar panels or wind generators. For water, one needs to collect rain water in rain cisterns or attempt to locate an artesian well or ship in the water. For sewerage it is a coming practice to have septic system.
The buyers shall pay closing fees, the first $10,000US of the purchase price is Tax exempt and the balance will incur a 5% Stamp Duty, Tax payable to government along with a 15.00US registration fees. further, Legal Fees to transfer title which would consist between 1.5 to 2% of the purchase price depending on your lawyer.
